McDonald's, Dollarama seek variance to build one storey structures

Posted November 2, 2026

Four years after securing severances from the Value Centres plaza on Queen Street North in Tottenham, the proposed McDonald's and Dollarama store is before the Committee of Adjustment seeking various relief to permit construction.

The most significant request is to permit each structure to be one-storey, whereas the zoning on that property requires at least two-storeys.

Minor Variance Application has been submitted by Value Centres Inc., c/o Chris Persanti, on behalf of the property owners, 2645064 Ontario Inc. and 2534292 Ontario Inc. The application proposes the construction of a Dollarama retail store with a Gross Floor Area (GFA) of 925 m² and a McDonald's restaurant with a GFA of 411 m².

Additionally, relief is sought to permit 15 parking spaces within the front yard, whereas no parking spaces are permitted within the front yard except for a lane or driveway; permit one loading space within the front yard, whereas no loading spaces are permitted within the front yard; and to permit one refuse container within the front yard, whereas no refuse containers are permitted within the front yard.

St. Thomas Aquinas high school is located across the street from the proposal. Town planning recommends approval of the variances.
