Proposed stacked townhouses in Alliston would include underground parking
Posted November 5, 2026
A 72-unit stacked townhouse development with underground parking is being proposed for five properties on Victoria Street East and Lorne Street in Alliston.
A report to New Tecumseth’s Committee of Adjustment, which meets tonight for the final time in the current local government term, recommends approval of a minor variance application submitted by 2551832 Ontario Inc., through Luca Chandler of Studio Deep, for properties at 169, 175, 181 and 189 Victoria St. E. and 10 Lorne St.
The five properties, which currently have residential uses, would be merged into a single parcel measuring approximately 0.44 hectares (1.09 acres).
The proposed development consists of three townhouse blocks, with 93 underground parking spaces.
The application requires several variances from the town’s zoning bylaw, including reducing the minimum lot area per dwelling from 130 to 55.25 square metres, the front yard setback from 4.5 to 0.6 metres, the exterior side yard setback from three metres to zero and the rear yard setback from 7.5 to 3.21 metres.
The applicant is also seeking permission for some entrances to face internal pedestrian pathways rather than public streets and to reduce the parking requirement from 1.5 spaces per dwelling to 1.04.
Planning staff support the application, citing the need for additional housing, efficient use of existing urban land and increased residential density in an area designated for transitional downtown development.
Staff say the reduced setbacks primarily accommodate underground parking and will have limited impact on neighbouring properties. They also note that the development provides a housing type currently underrepresented in New Tecumseth.
Although the zoning bylaw would normally require 126 parking spaces, staff consider the proposed 93 spaces acceptable, with one resident parking space assigned to each dwelling and visitor parking provided.
The recommendation is conditional on the applicant advising purchasers through their purchase and sale agreements that one resident parking space is allocated to each unit.
Neighbours of the proposed development are expected to appear before the committee tonight to express their opposition to the plans.
